What is design and build?

The seven stages of a Dubai fit-out
1. Brief and consultation
You share your space, goals, brand, headcount and budget. A good contractor visits the site, understands how you work, and advises on what is feasible within your building and budget.
2. Concept design
Space planning and concept visuals — layouts, look-and-feel and 3D renders — so you can see and shape the space before anything is built.
3. Detailed design and costing
Concept becomes technical: detailed drawings, material and finish selections, MEP design and a transparent bill of quantities so you know exactly what you are paying for.
4. Authority approvals
Drawings are submitted to the relevant authority (Dubai Municipality or your free zone), Civil Defence and DEWA, plus landlord NOC. This runs in parallel with finalising design to save time.
5. Construction and fit-out
The build: partitions, ceilings, flooring, MEP installation, joinery, glazing, painting, branding and furniture. A site team and project manager keep it on programme and to spec.
6. Snagging and quality check
Before handover, every detail is inspected and snagged — finishes, MEP function, fire systems — and fixed to standard.
7. Handover and completion certificate
Final authority inspections, completion certificate, and handover of your ready-to-occupy space, with O&M documentation and warranties.
How long does it take?
It varies with size and specification, but a typical office fit-out runs a few months end to end — including design, overlapping approvals and construction. Simple spaces are faster; large or premium projects take longer.
